1/4 Mile Estimation (Help me out here)

im buying Yet another mk3 lol, this is an 89 turbo targa 5 speed, Now apparantly this guy claims to have run a 12.57 @ like 107 or 108 or something to that effect, now this is what the car has on it,,,, 550's, lexus afm, jdm motor/tranny, stage 2 clutch/flywheel, 3" exhaust mandrel bent, no cat, no muffler, egr block off, turbo xs dual stage boost controller(@14 psi) it has a 4:11 rear in it, solid motor mounts, and there may be something else im just forgetting,,,,idk i mean i drove the car and it took off like a bat outta hell with two people in it, im just not sure if it would really run 12's, Anyone else have an opinion?
